About Our Drain Services in Westlake

Westlake homes built between the 1970s and 1990s were constructed with premium materials for their era, but decades of use take a toll on drain lines. Grease buildup, mineral deposits from hard Central Texas water, and root intrusion from mature trees can all quietly compromise a drainage system long before you notice a serious problem. At Cold is on the Right, our licensed plumbers are experienced with the specific pipe materials, layouts, and failure patterns common in this part of the Hill Country. We don't guess — we diagnose.

From a slow-draining bathroom sink in a Westlake estate to a full sewer line backup in a mid-century modern off Bee Cave Road, we've seen it all. We use professional-grade tools including hydro jetting and drain cameras to get a clear picture of what's happening inside your pipes before recommending any work. You get honest answers, upfront pricing, and results that hold up — because a home at this level deserves service that matches.

Drain Services We Provide in Westlake

Drain Cleaning

Routine drain cleaning is one of the best investments Westlake homeowners can make in an older home. Years of grease, soap scum, and mineral deposits from hard Austin-area water accumulate inside drain lines and restrict flow well before a full clog develops. We use hydro jetting and professional snaking to clear buildup completely, not just punch a temporary hole through it.

Kitchen Drain Services

Kitchen drains in Westlake homes take a lot of abuse, especially in larger homes with heavy daily cooking use. Grease, food particles, and dish soap residue build up inside older drain lines faster than most homeowners expect. We clear the blockage and inspect the surrounding pipe condition to make sure the problem doesn't come back in a few weeks.

Bathroom Drain Cleaning

Hair, soap scum, and years of mineral buildup are the usual suspects in Westlake's bathroom drains, but older pipes can also develop rough interior surfaces that accelerate clogging. Our plumbers clear bathroom sinks, tubs, and shower drains thoroughly and check for any underlying pipe deterioration that could be contributing to slow drainage. Keeping these drains clear protects your floors, vanities, and the finished surfaces in a home you've invested heavily in.

Sewer Line Services

The mature trees that give Westlake neighborhoods their character are also one of the biggest threats to underground sewer lines. Root intrusion is extremely common in homes with older clay or cast iron sewer laterals, and it rarely announces itself loudly until you have a significant backup. We inspect, diagnose, and repair sewer line problems with the tools and experience needed for the drainage systems found in established West Austin properties.

Sewer Line Replacement

When a Westlake sewer line is too far gone for repair, we provide full sewer line replacement with minimal disruption to the landscaping and hardscaping homeowners have worked hard to maintain. Older clay and cast iron lines eventually reach the end of their service life, and continuing to patch them becomes more expensive than replacing them outright. We walk you through every option and give you a clear, honest assessment before any work begins.

Toilet Clog Removal and Repair

A toilet that won't clear with a standard plunger often points to a blockage deeper in the line, especially in older Westlake homes where drain lines have had decades to accumulate buildup. Our plumbers locate the clog, clear it properly, and inspect the toilet and surrounding plumbing for any wear that could cause repeat issues. We'll give you a straight answer on whether a repair will hold or if replacement makes more sense.

Drain Camera Inspection

Before recommending any major drain or sewer work in a Westlake home, we put a camera in the line to see exactly what's happening inside the pipe. This matters especially in homes with 30- to 50-year-old plumbing where the condition of cast iron, clay, or older PVC lines isn't always obvious from the outside. A clear picture saves Westlake homeowners from unnecessary repairs and helps us target the actual problem with precision.

Hydro Jetting

For Westlake homes dealing with recurring drain clogs or years of accumulated grease and mineral scale, hydro jetting is the most effective long-term solution. High-pressure water cuts through stubborn buildup that snaking alone can't fully remove, restoring drain lines close to their original capacity. It's particularly effective in the older cast iron drain systems common in homes built in the 1970s and 1980s throughout Westlake.

Root Intrusion Treatment

The sprawling live oaks and cedar trees that make Westlake so visually distinctive also send roots in search of water — and drain lines are an easy target. Root intrusion doesn't just cause clogs; it can fracture older pipe materials from the inside and cause progressive structural damage. We clear existing root growth and assess whether the affected section of pipe can be repaired or needs to be replaced.

Emergency Drain Services

A sewer backup or major drain failure doesn't care that it's a weekend or a holiday, and in a Westlake home with finished basements, hardwood floors, and custom tile work, standing water creates serious damage fast. Cold is on the Right offers emergency drain services so you're not waiting days for a plumber when something goes wrong. We respond quickly and come prepared to work on the older plumbing systems common throughout this community.

Plumbing Repairs Tied to Drain Issues

Drain problems in older Westlake homes often reveal worn-out fittings, deteriorated pipe sections, or aging fixtures that need attention. When our plumbers identify related issues during a drain service call, we address them honestly and price them transparently so you can make an informed decision. Catching these secondary problems early prevents them from becoming expensive emergencies down the road.

We Know Westlake Homes

Westlake is one of the most established communities west of Austin, and the homes here reflect that. Many of the properties we service were built between the late 1970s and early 1990s, featuring custom construction on large lots with mature landscaping. What that means from a plumbing standpoint is cast iron drain stacks, clay sewer laterals, and decades of hard Central Texas water working its way through every fitting and joint in the system. These homes were built well — but even quality plumbing has a lifespan, and a lot of it is reaching that threshold now.

The Hill Country terrain and the dense tree canopy throughout Westlake create specific challenges we don't see everywhere. Root systems from older live oaks and cedars are aggressive underground, and the rocky soil composition affects how pipes settle and shift over time. We've spent years working in this community, and we know what to look for in a Westlake home before it becomes a headline on a repair invoice. When you call Cold is on the Right, you're getting a technician who already has context for what your home likely needs — not someone learning your plumbing on your dime.

We contacted Cold is on the Right today with an urgent plumbing need. Their very professional and organized crew arrived within 30 minutes and fixed our issue. We called five other plumbing companies before them and no one was able to help us. Cold is on the Right will now be the first plumbers we call.

We called due to slow drainage and apparently main line backing up into master bathroom shower and sink. There is an automated line that takes your information and apparently works very well. Plumbers Billy and Jeremy showed up promptly after we were informed they were being dispatched this morning, they stayed and worked until the problem was solved and advised on possible future repairs that would need to be done. They were professional, smart, respectful of our home, and efficient in their actions. Let us know what things would cost and were honest in their assessment of what would be needed next and how (un) likely our homeowners insurance would be able to help.  I appreciate the service and the fair treatment by these gentlemen. Thank you.

Santiago and Kyle were amazing during our total HVAC system replacement. Kind, informative, knowledgeable and careful to ensure a smooth install. They were efficient and got my AC working before my family arrived for spring break. Now enjoying the cool air with family. Great pricing and quick turn around from quote to finished job. Thank you! 10/10 would recommend them to anyone needing HVCA or plumbing work.

These guys are prompt and very polite, and explain your options well without trying to upsell. We thought we needed three things replaced, but they showed us that one of the three just needed an adjustment rather than a replacement. Wonderful service!

Frequently Asked Questions

How do I know if my Westlake home's drain issues are from root intrusion or just a regular clog?
Root intrusion and standard clogs can produce similar symptoms — slow drains, gurgling, occasional backups — but there are a few clues that point toward roots. If multiple drains in the house are affected at the same time, or if you're dealing with recurring backups that clear temporarily and then return within weeks, root intrusion is a likely culprit. Westlake's older clay and cast iron sewer laterals are particularly vulnerable because roots seek out even the smallest joint gaps. The only reliable way to know for certain is a camera inspection of the sewer line. We recommend this for any Westlake home built before 1990 that hasn't had a recent inspection, especially if there are large trees on the property.
What's the typical cost for drain cleaning in a Westlake home?
Standard drain cleaning for a single fixture — a kitchen sink, bathroom drain, or tub — typically runs in the range of $150 to $300, depending on the severity and location of the clog. If hydro jetting is needed to clear heavy grease or mineral buildup in an older drain line, costs are generally higher, often $400 to $700 or more for a thorough treatment. Sewer line issues, including root intrusion or partial collapses, are priced separately after a camera inspection. We always provide upfront pricing before starting any work so you know exactly what you're agreeing to. Westlake homes with original plumbing sometimes require more involved work, and we'd rather tell you that honestly upfront than surprise you at the end.
My Westlake home was built in the 1980s — should I be worried about the condition of my sewer line?
It's a reasonable thing to be proactive about. Many Westlake homes from that era were built with clay tile or cast iron sewer laterals that are now 35 to 45 years old, and those materials have a general service life of 50 to 100 years depending on soil conditions, root pressure, and maintenance history. The Hill Country's rocky, shifting soil and the density of mature tree root systems throughout Westlake neighborhoods can shorten that lifespan significantly. If you've never had the sewer line inspected, a camera inspection is a smart first step — it gives you a clear picture of what you're working with and helps you plan ahead rather than react to an emergency. Many homeowners discover their line is in reasonable shape and just needs some clearing, while others find issues that are better addressed now than after a failure.
