About Our Slab Leak Detection in Spicewood

Spicewood is Hill Country at its most authentic — acreage lots, cedar-lined driveways, homes built anywhere from the 1970s through last year, and a lot of residents who chose this area specifically because it feels removed from the city. That remoteness is a feature, not a bug. But it also means when something goes wrong under your foundation, you can't afford to call someone who guesses. We use electronic leak detection and acoustic listening equipment to locate the exact source of a slab leak without tearing up your floors or digging blindly through your yard.

Many Spicewood properties have well water systems, which means the water chemistry running through your pipes is different from treated municipal supply. Hard, mineral-rich groundwater accelerates pipe corrosion over time, and older copper lines running under a slab are particularly vulnerable. We understand how Hill Country well water affects plumbing systems, and we factor that into every detection call. Whether your home is a newer build on a poured foundation or a decades-old ranch house, we have the tools and the local knowledge to find the problem and tell you exactly what needs to happen next.

Slab Leak Detection Services We Provide in Spicewood

Electronic Leak Detection

Using advanced electronic amplification equipment, we listen for the distinctive sound of pressurized water escaping through a pipe breach beneath your slab. This method is accurate enough to mark a leak location within inches, which matters when you're trying to minimize the amount of concrete that gets opened up. For Spicewood homes on acreage, where the foundation footprint can be large, precision saves serious time and money.

Thermal Imaging Leak Detection

Infrared thermal cameras reveal temperature variations in your slab and flooring that indicate where hot or cold water is escaping beneath the surface. In Spicewood homes with tile or wood flooring over slab foundations, thermal imaging often catches leaks that have no visible surface signs yet. Catching it at this stage prevents the kind of long-term moisture damage that leads to mold, floor buckling, and structural issues.

Learn More

Pressure Testing

Before we commit to a leak location, we isolate your plumbing lines and conduct a pressure test to confirm there is in fact a breach in the system. This step rules out other causes of low pressure or water loss, like a failing pressure tank on a well system, and confirms the leak is genuinely under the slab. It's a straightforward diagnostic step that keeps us from wasting your time or money chasing the wrong problem.

Post-Detection Repair Consultation

Once we locate the leak, we walk you through your options clearly and honestly. Depending on the pipe material, the location, and the age of your system, repair choices can include spot repairs through the slab, rerouting the line through the attic or walls, or in some cases recommending a full repipe. In Spicewood homes with older copper lines and mineral-heavy well water, rerouting or repiping is often the smarter long-term investment.

Learn More

Whole House Repiping

If a slab leak is a symptom of a larger problem — corroded copper, aging galvanized steel, or polybutylene pipe that's past its life expectancy — a whole house repipe addresses the root cause instead of just the current failure. We run new lines through the walls and attic, bypassing the slab entirely. For older Spicewood homes that have seen years of hard well water, this option provides lasting peace of mind.

Slab Leak Repair

When a spot repair through the slab is the right call, we perform precise, clean work — opening only what needs to be opened, making the repair correctly, and restoring the area properly. We don't leave a mess and we don't cut corners on the patch. Out in Spicewood, where the nearest hardware store isn't around the corner, we come prepared with the materials and tools needed to complete the job in a single visit whenever possible.

Emergency Slab Leak Response

A slab leak that's been running for days can cause serious foundation movement, soil erosion, and water intrusion into living spaces — and on a well system, you may not even notice the water loss right away until your pump starts running constantly. We offer emergency service for Spicewood and the surrounding Hill Country because we know distance from the city shouldn't mean slower response times when something urgent is happening under your home.

Learn More

Well Water System Leak Assessment

Homes on private wells face a unique slab leak challenge: there's no city meter to alert you to unusual water consumption. We assess your well pump cycling behavior, pressure tank readings, and overall system pressure to help identify whether a slab leak is the source of unexplained pump activity or pressure loss. In Spicewood's rural landscape, this kind of whole-system thinking is essential.

Pipe Rerouting

In cases where a slab penetration is impractical or where the pipe material is too deteriorated to repair in place, rerouting runs a new line through the walls, attic, or crawl space to bypass the compromised section entirely. This avoids repeated future failures in the same stretch of aging pipe. For Hill Country homes with slab foundations and copper lines laid in the 1980s or earlier, rerouting is often the cleaner and more permanent solution.

Moisture and Mold Assessment Referral

After a slab leak has been running undetected for any length of time, residual moisture can linger beneath flooring and inside wall cavities, creating conditions for mold growth. We'll be straight with you about what we observe and, when appropriate, refer you to a qualified remediation specialist. Catching and disclosing this issue upfront is part of doing the job honestly, not just technically.

Preventive Plumbing Inspection

If your Spicewood home has older pipes or a history of pressure issues, a preventive inspection can catch warning signs before a slab leak develops. We assess your pipe materials, water pressure, and system condition and give you a straightforward report on what we find. For properties out here where a plumbing emergency requires driving a long way for help, prevention is worth every penny.

  • Your water pressure has dropped noticeably at faucets or showers without a clear explanation

Benefits of Slab Leak Detection in Spicewood

  • Protect your foundation from the erosion and shifting that undetected water under the slab causes over time
  • Avoid wasting well water and overworking your pump — a slab leak on a private well system strains the entire water supply
  • Get an accurate repair scope so you're only opening the slab exactly where it needs to be opened, not guessing
  • Prevent mold, rot, and structural damage that become far more expensive to address the longer a leak goes undetected
  • Receive honest, upfront answers about your pipe condition so you can plan for repairs or repiping on your own timeline
  • Work with a local contractor who knows Hill Country homes and isn't sending an inexperienced tech to figure it out as they go

We Know Spicewood Homes

Spicewood is a mix of longtime Hill Country ranches, lake-area retreats, and newer custom homes on acreage lots, and the plumbing in each of those property types tells a different story. Older homes often have original copper lines that have spent decades exposed to hard, mineral-heavy well water — and that combination leads to pinhole leaks and slab failures that can quietly run for weeks before anyone notices. Newer custom builds aren't always immune either, since expansive clay soils in this area can shift seasonally and stress even newer pipe runs beneath the foundation.

When you're this far out from the city, you need a contractor who comes prepared and gets it right the first time. We've worked on properties throughout the Spicewood area and understand the specific conditions that drive plumbing failures here: the water chemistry coming out of local wells, the foundation movement that Hill Country soil causes, and the reality that well-system homeowners don't have a utility bill flagging unusual consumption. Cold is on the Right Plumbing & Air brings the right equipment and the right experience so you're not waiting on a second visit to solve a problem that should have been handled on the first.

High Fives from Austin Homeowners

Graysen and Andrew from Cold is on the Right came out just a couple hours after I called and took care of cutting out my kitchen faucet. They were professional, friendly, and clearly knowledgeable, explaining everything in a straightforward way without any upselling or confusion. It was refreshing to get honest answers and excellent service so quickly. I’ll definitely be using them again for future plumbing needs.

We contacted Cold is on the Right today with an urgent plumbing need. Their very professional and organized crew arrived within 30 minutes and fixed our issue. We called five other plumbing companies before them and no one was able to help us. Cold is on the Right will now be the first plumbers we call.

We called due to slow drainage and apparently main line backing up into master bathroom shower and sink. There is an automated line that takes your information and apparently works very well. Plumbers Billy and Jeremy showed up promptly after we were informed they were being dispatched this morning, they stayed and worked until the problem was solved and advised on possible future repairs that would need to be done. They were professional, smart, respectful of our home, and efficient in their actions. Let us know what things would cost and were honest in their assessment of what would be needed next and how (un) likely our homeowners insurance would be able to help.  I appreciate the service and the fair treatment by these gentlemen. Thank you.

Santiago and Kyle were amazing during our total HVAC system replacement. Kind, informative, knowledgeable and careful to ensure a smooth install. They were efficient and got my AC working before my family arrived for spring break. Now enjoying the cool air with family. Great pricing and quick turn around from quote to finished job. Thank you! 10/10 would recommend them to anyone needing HVCA or plumbing work.

These guys are prompt and very polite, and explain your options well without trying to upsell. We thought we needed three things replaced, but they showed us that one of the three just needed an adjustment rather than a replacement. Wonderful service!
