About Our Water Heater Replacement in Lakeway

Lakeway has been a community since the early 1970s, and a lot of the homes built during that era are still standing strong — but their water heaters are not. Many of those original-era homes went through one or two water heater cycles and are now on units that are well past their ten-year mark. The proximity to Lake Travis adds a layer of humidity that accelerates tank corrosion from the outside in, which means water heaters in this area often fail sooner than you'd expect based on age alone. We've replaced a lot of water heaters in Lakeway, and we know what to look for before and after we pull the old unit out.

Cold is on the Right Plumbing & Air works with Lakeway homeowners who want a straight answer about what they actually need. We're not going to upsell you on a tankless system if a standard 50-gallon tank unit fits your household. And we're not going to push a cheap replacement that'll corrode out in five years given what the local environment throws at it. We'll walk you through your options, explain the tradeoffs, and install whatever makes the most sense for your home and your budget — then we'll be here if you need us down the road.

Water Heater Replacement Services We Provide in Lakeway

Tank Water Heater Replacement

When your existing storage tank water heater is beyond repair, we remove the old unit and install a properly sized replacement. For Lakeway homes — especially the larger lakeside properties with high hot water demand — getting the tank size right matters as much as the installation itself. We handle all connections, permits, and disposal of the old unit.

Tankless Water Heater Installation

Tankless systems are a strong fit for Lakeway homes where closet or garage space is at a premium, or for homeowners who want to stop paying to keep 50 gallons hot around the clock. We install whole-home tankless units and handle the gas line or electrical upgrades the system requires. Given the humidity in this area, the reduced risk of tank corrosion is another real advantage.

Water Heater Installation

Whether you're putting a water heater into a new build off Serene Hills Drive or replacing an existing unit in an older home near the marina, a proper installation sets the tone for how long the equipment lasts. We size the unit to your household's usage, ensure all connections meet code, and test the system before we leave. No shortcuts, no callbacks.

Learn More

Water Heater Repair

Sometimes a replacement isn't necessary — a failing heating element, a bad thermostat, or a corroded anode rod can be repaired for a fraction of the cost of a new unit. We'll diagnose the problem honestly and tell you whether repair makes financial sense given the unit's age and condition. If it does, we fix it right. If it doesn't, we'll tell you that too.

Emergency Water Heater Replacement

A burst or leaking water heater can cause serious water damage fast, especially in Lakeway homes where finished basements and lower-level rooms are common near the lake. We offer emergency replacement service to get you back up and running without waiting days for a scheduled appointment. Call us and we'll get there.

Water Heater Sizing and Selection

Choosing the wrong size water heater is one of the most common mistakes homeowners make, and it leads to either running out of hot water or wasting energy heating water you never use. We assess your household size, usage habits, and existing infrastructure to recommend the right unit for your Lakeway home. We carry and install multiple brands so our recommendation is based on fit, not inventory.

Learn More

Gas Water Heater Replacement

Most Lakeway homes with gas service rely on gas water heaters for their efficiency and recovery speed, which matters when you've got a large household or frequent guests from out of town. We replace gas units safely, inspect the gas line connections, and verify proper venting before finishing the job. Proper venting is especially important in the tighter garages common in many Lakeway properties.

Learn More

Electric Water Heater Replacement

Some Lakeway homes — particularly in neighborhoods without natural gas access — run entirely on electric water heaters. We replace electric tank units and can discuss heat pump water heater options, which offer significant energy savings in climates like Central Texas. We coordinate with the existing electrical panel to make sure the new unit is installed safely and to code.

Learn More

Expansion Tank Installation

Many Lakeway homes on closed plumbing systems are required by code to have a thermal expansion tank installed alongside the water heater. Without one, pressure buildup from heating water can shorten the life of your new unit or damage other fixtures. We install expansion tanks on every applicable replacement job so you're covered from day one.

Learn More

Water Heater Flush and Maintenance

Before a water heater reaches the point of needing full replacement, regular flushing can extend its life by clearing out sediment that builds up at the bottom of the tank. In Lakeway, where water can carry minerals from the Hill Country aquifer, sediment accumulation can significantly reduce efficiency and accelerate tank wear. Scheduling annual maintenance is one of the most cost-effective things a homeowner can do.

Learn More

Permit and Code Compliance

Water heater replacements in Lakeway require permits through the City of Lakeway's building department, and the installation must meet current Texas plumbing codes. We pull the permits, schedule inspections, and make sure everything is done by the book so you don't run into problems when it comes time to sell your home. We handle the paperwork — you handle the check-in on your new hot water.

We Know Lakeway Homes

Lakeway's housing stock covers a wide range — from the original 1970s and 80s ranch-style homes built when the community first developed around the lake, to the newer subdivisions that have filled in over the last decade or so. The older homes often have original plumbing configurations that don't always match current standards, and water heaters in those homes sometimes sit in tight closets or garages that weren't designed with easy access or proper venting clearance in mind. We've worked in enough of these homes to know what to expect when we open that utility closet door.

Being right on Lake Travis isn't just a selling point for property listings — it also means elevated humidity year-round, and that humidity is hard on water heater tanks from the outside in. We've pulled corroded units out of Lakeway homes that looked fine from a distance but were rusting through on the backside where nobody looks. Understanding that the environment here accelerates equipment wear changes how we approach every job, from the unit we recommend to the materials we use on the connections. That local knowledge is something you won't get from a crew that doesn't work this area regularly.

High Fives from Austin Homeowners

Graysen and Andrew from Cold is on the Right came out just a couple hours after I called and took care of cutting out my kitchen faucet. They were professional, friendly, and clearly knowledgeable, explaining everything in a straightforward way without any upselling or confusion. It was refreshing to get honest answers and excellent service so quickly. I’ll definitely be using them again for future plumbing needs.

We contacted Cold is on the Right today with an urgent plumbing need. Their very professional and organized crew arrived within 30 minutes and fixed our issue. We called five other plumbing companies before them and no one was able to help us. Cold is on the Right will now be the first plumbers we call.

We called due to slow drainage and apparently main line backing up into master bathroom shower and sink. There is an automated line that takes your information and apparently works very well. Plumbers Billy and Jeremy showed up promptly after we were informed they were being dispatched this morning, they stayed and worked until the problem was solved and advised on possible future repairs that would need to be done. They were professional, smart, respectful of our home, and efficient in their actions. Let us know what things would cost and were honest in their assessment of what would be needed next and how (un) likely our homeowners insurance would be able to help.  I appreciate the service and the fair treatment by these gentlemen. Thank you.

Santiago and Kyle were amazing during our total HVAC system replacement. Kind, informative, knowledgeable and careful to ensure a smooth install. They were efficient and got my AC working before my family arrived for spring break. Now enjoying the cool air with family. Great pricing and quick turn around from quote to finished job. Thank you! 10/10 would recommend them to anyone needing HVCA or plumbing work.

These guys are prompt and very polite, and explain your options well without trying to upsell. We thought we needed three things replaced, but they showed us that one of the three just needed an adjustment rather than a replacement. Wonderful service!

Frequently Asked Questions

How long does a water heater last in Lakeway?
Most tank water heaters are rated for 8 to 12 years, but in Lakeway, the humidity from Lake Travis can accelerate external corrosion and shorten that lifespan. It's not uncommon for us to replace units that are only 8 or 9 years old because the tank body has corroded significantly even when the internal components are still functioning. Tankless units generally last longer — often 15 to 20 years — partly because there's no tank to corrode. If your unit is approaching the 8-year mark, it's worth having it inspected even if it hasn't failed yet.
How much does water heater replacement cost in Lakeway?
The cost depends on the type and size of unit you're replacing it with. A standard 40 to 50-gallon tank water heater replacement in Lakeway typically runs in the range of $900 to $1,500 installed, depending on the brand and whether any additional work is needed like a new expansion tank or gas line adjustment. Tankless water heater installations are higher — often $2,000 to $3,500 or more depending on the unit and the scope of the gas or electrical work involved. We give you a firm upfront quote before any work begins so there are no surprises.
How long does a water heater replacement take?
In most Lakeway homes, a straightforward tank water heater swap takes about two to three hours from start to finish, including removing the old unit and testing the new one. Tankless installations can take longer — typically three to five hours — because they often require additional gas line or electrical work. If permit inspections are required, that adds a step but doesn't usually delay your hot water since inspections typically happen after the unit is installed and operational.
Do I need a permit to replace my water heater in Lakeway?
Yes, the City of Lakeway requires a permit for water heater replacements, and the work must be done by a licensed plumber. We handle the permit process on your behalf as part of every replacement job, so you don't have to navigate the building department yourself. Skipping the permit might seem like a way to save time or money, but it can create real problems when you go to sell your home and the buyer's inspector flags an unpermitted water heater installation.
Is a tankless water heater worth it for a Lakeway home?
For a lot of Lakeway homeowners, yes — but it depends on your household's usage patterns and your existing infrastructure. Tankless systems provide unlimited hot water on demand and use significantly less energy than storage tank units because they only heat water when you need it. They're also a good fit for Lakeway's environment because there's no tank to corrode from the outside. The upfront cost is higher, typically $2,000 to $3,500 installed versus $900 to $1,500 for a tank unit, but the energy savings and longer lifespan can offset that over time. We'll walk you through the math for your specific home.
What should I do if my water heater is actively leaking?
If your water heater is actively leaking, turn off the cold water supply valve at the top of the unit and shut off the gas or electricity to the heater right away. A small drip from the pressure relief valve may be a minor issue, but water pooling at the base of the tank usually means the tank itself has failed and the unit needs to be replaced. Don't ignore it hoping it will slow down — a failed tank can release a significant amount of water quickly and cause serious damage to your floors or walls. Contact us and we'll get someone out to assess it.
