About Our Water Heater Repair in Lakeway

Lakeway sits right on the edge of Lake Travis, and that proximity to water means homes here deal with elevated humidity levels year-round. That moisture gets into mechanical spaces and storage areas, accelerating corrosion on tank exteriors, anode rods, and fittings. Older homes from the 1970s through the 1990s often have original or once-replaced water heaters that are well past their prime, and the hard water characteristic of the greater Austin area only compounds sediment buildup inside the tank. Our technicians understand these patterns because we've worked in Lakeway for years — we're not guessing at what's wrong.

Newer construction in Lakeway has its own quirks too. Some homes were built with tankless systems that require periodic maintenance and specific repair expertise, while others have larger tank units sized for bigger households that see heavy use. When something goes wrong — a faulty thermostat, a leaking pressure relief valve, or a pilot that won't stay lit — we show up ready to fix it. Cold is on the Right is the kind of company Lakeway neighbors pass along to each other because we treat your home like we'd treat our own.

Water Heater Repair Services We Provide in Lakeway

No Hot Water Diagnosis and Repair

If your hot water has stopped completely, the cause could be a failed heating element, a tripped breaker, a bad thermostat, or a pilot outage on a gas unit. We run a thorough diagnosis before recommending any repair so you know exactly what's going on. Lakeway homes with older tank units are especially susceptible to heating element failure due to years of hard water sediment buildup.

Sediment Flushing and Tank Cleaning

The hard water in the Lakeway and Lake Travis area leaves mineral deposits that settle at the bottom of your water heater tank over time. That sediment acts as insulation between the burner and the water, forcing your unit to work harder and shortening its lifespan. We flush and clean the tank to restore efficiency and help you get more years out of your existing unit.

Learn More

Anode Rod Replacement

The anode rod is a sacrificial component that prevents your tank from rusting from the inside out — but it doesn't last forever. In Lakeway, the combination of humidity and hard water means anode rods can degrade faster than in drier climates. Replacing it on schedule is one of the most cost-effective ways to extend the life of your water heater.

Learn More

Pressure Relief Valve Repair and Replacement

A faulty temperature and pressure relief valve is a safety issue that should never be ignored. If yours is leaking, discharging water, or hasn't been tested in years, we'll inspect it and replace it if needed. This is especially relevant for older Lakeway homes where original valves may have never been serviced.

Learn More

Thermostat Repair and Replacement

When your water is too cold, too hot, or inconsistent, the thermostat is often the culprit. We test both upper and lower thermostats on electric units and check gas valve controls on gas models to pinpoint the issue. Getting your thermostat dialed in also helps with energy efficiency, which matters when you're running a larger unit in a Lakeway home year-round.

Water Heater Leak Repair

A leaking water heater in a home near Lake Travis isn't just inconvenient — standing water in already-humid spaces can lead to mold and structural damage quickly. We locate the source of the leak, whether it's a loose fitting, a failing drain valve, or corrosion on the tank itself, and give you an honest assessment of whether repair or replacement makes more sense. We won't push you toward a new unit if a repair will do the job.

Learn More

Pilot Light and Ignition Repair

Gas water heaters depend on a reliable ignition system to heat your water. If your pilot light keeps going out or your unit won't ignite, it could be a faulty thermocouple, a dirty pilot orifice, or a gas supply issue. We carry common replacement parts on our trucks so many of these repairs can be completed in a single visit.

Tankless Water Heater Repair

Tankless units are popular in Lakeway's newer builds and remodeled homes, and while they're built to last, they do require specific expertise to repair. Common issues include error codes, flow sensor failures, and mineral scale buildup on heat exchangers — the last of which is especially common given the area's hard water. Our technicians are trained on major tankless brands and can get yours running properly again.

Learn More

Water Heater Installation

Sometimes a repair isn't the right call — especially if your unit is over 10-12 years old or has sustained significant corrosion. We offer full water heater installation for both tank and tankless systems, and we'll walk you through your options honestly so you can choose what makes sense for your household and budget. Upgrading an aging unit in an older Lakeway home can also improve your home's resale value.

Water Heater Replacement

If your current unit is beyond repair, we make the replacement process straightforward. We handle the removal of your old unit, proper disposal, and installation of a new one — all in a single appointment when possible. We stock a range of sizes and fuel types suited to the variety of Lakeway home layouts, from compact lake cottages to larger lakeside estates.

Signs You Need Water Heater Repair in Lakeway

  • Your hot water runs out faster than it used to, even with normal household usage
  • You hear popping, rumbling, or banging sounds coming from the tank — often a sign of heavy sediment buildup from hard water
  • Water around the base of the unit or near fittings, even a slow drip, indicates a leak that needs attention
  • Your hot water has a rusty or brownish tint, which can point to internal tank corrosion or a depleted anode rod

We Know Lakeway Homes

Lakeway has a real mix of housing stock — older ranch-style and split-level homes from the 1970s and '80s sit alongside newer construction that went up during the last decade's building boom. In those older homes, we regularly see water heaters that are overdue for service or replacement, with corrosion on fittings that's been accelerated by the moisture in garages and utility closets near the lake. Hard water scale on heating elements and the inside of tank walls is also a consistent finding, and it's one of the main reasons units in this area fail earlier than their rated lifespan.

The lake proximity here is something we factor into every job. Humidity in Lakeway's mechanical spaces is noticeably higher than in inland Austin neighborhoods, and that means faster oxidation on metal components and more frequent anode rod wear. We've worked in enough Lakeway homes to know which failure patterns are most common here, which parts tend to go first, and how to give homeowners a realistic picture of what their system needs. That familiarity is why so many people in this community keep calling Cold is on the Right back.

We contacted Cold is on the Right today with an urgent plumbing need. Their very professional and organized crew arrived within 30 minutes and fixed our issue. We called five other plumbing companies before them and no one was able to help us. Cold is on the Right will now be the first plumbers we call.

We called due to slow drainage and apparently main line backing up into master bathroom shower and sink. There is an automated line that takes your information and apparently works very well. Plumbers Billy and Jeremy showed up promptly after we were informed they were being dispatched this morning, they stayed and worked until the problem was solved and advised on possible future repairs that would need to be done. They were professional, smart, respectful of our home, and efficient in their actions. Let us know what things would cost and were honest in their assessment of what would be needed next and how (un) likely our homeowners insurance would be able to help.  I appreciate the service and the fair treatment by these gentlemen. Thank you.

Santiago and Kyle were amazing during our total HVAC system replacement. Kind, informative, knowledgeable and careful to ensure a smooth install. They were efficient and got my AC working before my family arrived for spring break. Now enjoying the cool air with family. Great pricing and quick turn around from quote to finished job. Thank you! 10/10 would recommend them to anyone needing HVCA or plumbing work.

These guys are prompt and very polite, and explain your options well without trying to upsell. We thought we needed three things replaced, but they showed us that one of the three just needed an adjustment rather than a replacement. Wonderful service!

Frequently Asked Questions

How does Lakeway's hard water affect my water heater?
The water in the Lake Travis area has a high mineral content, which means calcium and magnesium deposits accumulate inside your tank over time. This sediment settles on the bottom of the tank and on heating elements, making your unit less efficient and causing it to run hotter than it should. Over several years, that extra strain shortens the lifespan of the unit significantly. Annual flushing can slow the buildup, and if you're already hearing popping or rumbling noises from your tank, that's a sign sediment has already collected. Addressing it early is far less expensive than replacing a failed unit.
My water heater is from the early 2000s — should I repair it or replace it?
A water heater that's 15 or more years old is typically near the end of its useful life, even if it's still functioning. At that age, the cost of repair — especially for a significant issue like a failing element or a corroded tank — often approaches or exceeds the cost of a new unit. In Lakeway, where hard water and humidity have likely been working on that tank for years, wear accelerates faster than in drier climates. We'll give you an honest assessment of the unit's condition and remaining value before recommending a path forward. If it's close to the end, we'll tell you that plainly so you can make an informed decision.
What does water heater repair typically cost in Lakeway?
Repair costs vary depending on what's actually wrong with the unit. A thermostat or heating element replacement on an electric water heater typically runs in the range of $150 to $300 for parts and labor. Thermocouple replacement on a gas unit is often less. More involved repairs like a pressure relief valve replacement or a significant leak fix can run higher depending on access and the condition of surrounding components. We always provide upfront pricing before starting any work so you know what you're committing to. There are no surprise charges at the end of the job.
Why does my hot water smell like sulfur or rotten eggs?
That sulfur smell almost always comes from a reaction between sulfate-reducing bacteria in the water and a deteriorating magnesium anode rod inside your tank. The anode rod is meant to protect the tank from corrosion, but as it breaks down it can trigger this reaction. Replacing the anode rod with an aluminum or zinc rod often resolves the issue. In some cases, raising the water heater temperature briefly can help kill the bacteria, though this should be done carefully to avoid scalding risk. If the problem persists after an anode rod replacement, it may point to a water quality issue worth having tested.
How long does a water heater repair take in Lakeway?
Most common water heater repairs — thermostat replacement, heating element swap, thermocouple, or a drain valve fix — can be completed in one to two hours on the first visit. We stock the most commonly needed parts on our trucks, which means we can often complete the job without a return trip for parts. More complex repairs or older units that require sourcing a specific component may require a follow-up appointment. We'll always give you a realistic timeline at the start of the job so you can plan your day accordingly.
Is it normal for a water heater to make noise in Lakeway homes?
Some minor expansion and contraction sounds are normal during heating cycles, but loud popping, rumbling, or banging is not. In Lakeway specifically, those sounds are typically caused by sediment — mineral deposits from the hard local water that have settled and hardened on the bottom of the tank. As the burner heats the water underneath that layer, you get the noise. Left unaddressed, this shortens the unit's life and drives up energy costs. A thorough flush can help in the earlier stages, but if the sediment has been building for years, it may indicate the tank is nearing the end of its serviceable life.
