About Our HVAC Maintenance in Bee Cave

Bee Cave is home to some of the newer residential construction in the greater Austin area, with many homes built in the last 10 to 20 years featuring high-efficiency HVAC systems, zoned climate control, and smart thermostats. These systems are capable of exceptional performance, but they still require regular professional maintenance to deliver on that promise. At Cold is on the Right, our technicians are experienced with the modern equipment found throughout Bee Cave neighborhoods, from multi-stage heat pumps to variable-speed air handlers, and we know what it takes to keep them running the way they were designed to.

The Lake Travis area brings its own set of conditions that affect HVAC performance, including high summer heat loads, occasional humidity swings, and dusty Hill Country air that works its way into filters and coils faster than most homeowners expect. Skipping annual maintenance on even a newer system can lead to efficiency losses, early component wear, and warranty complications. Our maintenance visits are thorough and honest — we tell you exactly what we found and what, if anything, actually needs attention.

HVAC Maintenance Services We Provide in Bee Cave

Annual HVAC Tune-Up

Our annual tune-up covers a full inspection and cleaning of your system's key components, including coils, blower, drain lines, and electrical connections. For Bee Cave's newer high-efficiency systems, this kind of routine care is what keeps performance consistent and energy costs predictable. We check everything the manufacturer recommends and flag anything worth watching before it becomes a real problem.

Air Filter Inspection and Replacement

The Hill Country air around Bee Cave carries fine dust and pollen that clogs filters faster than people expect, especially in homes close to undeveloped terrain or the lake corridor. Clogged filters force your system to work harder and can lead to frozen coils or overheated components. We inspect your filter on every visit and replace it when needed, making sure airflow stays where it should be.

Learn More

Coil Cleaning

Evaporator and condenser coils accumulate dust, debris, and biological buildup over time, reducing the system's ability to transfer heat efficiently. In Bee Cave's hot summers, dirty coils mean your system runs longer cycles and consumes more energy just to hit your target temperature. We clean both coil sets thoroughly to restore efficiency and reduce wear on the compressor.

Learn More

Drain Line Flushing

Condensate drain lines in newer Bee Cave homes are prone to algae buildup, especially during the humid stretches of summer, and a clogged drain can cause water damage to ceilings, walls, or flooring before you even notice. We flush and clear the condensate drain on every maintenance visit to prevent backups and keep moisture moving out of the system correctly. This is one of the most overlooked but consequential parts of HVAC maintenance.

Learn More

Refrigerant Level Check

Low refrigerant is a common culprit behind underperforming AC systems, but it's also a sign of a leak that needs to be found and fixed — not just topped off. During maintenance we check refrigerant levels and inspect for signs of leakage in the system's lines and connections. If something is off, we'll tell you exactly what we found and what the repair options look like.

Learn More

Thermostat Calibration and Smart Thermostat Review

Many Bee Cave homes are equipped with smart thermostats and zoned systems that depend on accurate calibration to perform as intended. A thermostat that's reading even a few degrees off can cause the system to over-cycle or under-cool without any obvious warning signs. We verify that your thermostat is reading accurately, communicating correctly with the system, and programmed in a way that actually supports your comfort and efficiency goals.

Learn More

Electrical Component Inspection

Capacitors, contactors, and wiring connections are among the most common points of failure in residential HVAC systems, and catching a weak capacitor during maintenance is far less expensive than a full no-cool call in the middle of a July heat wave. We inspect all electrical components for signs of wear, corrosion, or impending failure during every maintenance visit. For newer systems still under manufacturer warranty, keeping these components in good shape also helps protect your coverage.

Learn More

Heat Pump Maintenance

Heat pumps are a popular choice in newer Bee Cave construction because they handle both heating and cooling efficiently in the mild-to-warm Texas climate. They have more moving parts than a standard AC and furnace combination, which means maintenance matters even more. We inspect reversing valves, refrigerant charge, defrost cycles, and airflow to make sure your heat pump is performing well in both modes.

Learn More

Furnace Inspection and Tune-Up

Even in Bee Cave, where heating season is short, furnaces that sit unused most of the year can develop cracked heat exchangers, corroded burners, or ignition issues that only show up when you finally need heat. We inspect gas furnaces for safety and efficiency before the heating season arrives, checking the heat exchanger, burner operation, flue venting, and all safety controls. A furnace that gets ignored year after year is one that tends to fail on the coldest night of the year.

Learn More

Mini Split Maintenance

Mini split systems are increasingly common in Bee Cave homes, particularly in bonus rooms, casitas, and additions where extending ductwork isn't practical. These systems have their own maintenance requirements, including coil cleaning, filter service, and drainage checks that differ from ducted systems. We service all major mini split brands and make sure both the indoor heads and outdoor units are clean, properly charged, and draining correctly.

HVAC System Efficiency Assessment

If your energy bills have been creeping up or your system seems to run more than it used to, a full efficiency assessment can identify what's changed. We look at duct integrity, insulation conditions, system sizing relative to the home, and overall equipment age to give you a complete picture of where efficiency is being lost. For Bee Cave homeowners considering an upgrade, this assessment helps you make that decision based on real data rather than guesswork.

We Know Bee Cave Homes

Most of the homes we service in Bee Cave were built within the last two decades, which means the HVAC equipment is modern but no longer brand new. Systems that were cutting-edge at installation are now approaching the age where capacitors wear out, refrigerant connections develop slow leaks, and heat exchanger components show their first signs of fatigue. We work on these systems regularly and know exactly where they tend to show stress first, which makes our maintenance visits faster and more thorough than a generic tune-up from someone who doesn't know the equipment.

Bee Cave's location along the Lake Travis corridor adds conditions that affect system performance in ways that aren't always obvious. The combination of intense summer sun, occasional high humidity off the lake, and fine limestone dust from surrounding Hill Country terrain puts consistent demand on filters, coils, and drain systems. Homes here also tend to be larger, with higher ceilings and open floor plans that require more from the HVAC system to maintain even temperatures. We factor all of that in when we assess your system, not just what the manufacturer's checklist says.

We contacted Cold is on the Right today with an urgent plumbing need. Their very professional and organized crew arrived within 30 minutes and fixed our issue. We called five other plumbing companies before them and no one was able to help us. Cold is on the Right will now be the first plumbers we call.

We called due to slow drainage and apparently main line backing up into master bathroom shower and sink. There is an automated line that takes your information and apparently works very well. Plumbers Billy and Jeremy showed up promptly after we were informed they were being dispatched this morning, they stayed and worked until the problem was solved and advised on possible future repairs that would need to be done. They were professional, smart, respectful of our home, and efficient in their actions. Let us know what things would cost and were honest in their assessment of what would be needed next and how (un) likely our homeowners insurance would be able to help.  I appreciate the service and the fair treatment by these gentlemen. Thank you.

Santiago and Kyle were amazing during our total HVAC system replacement. Kind, informative, knowledgeable and careful to ensure a smooth install. They were efficient and got my AC working before my family arrived for spring break. Now enjoying the cool air with family. Great pricing and quick turn around from quote to finished job. Thank you! 10/10 would recommend them to anyone needing HVCA or plumbing work.

These guys are prompt and very polite, and explain your options well without trying to upsell. We thought we needed three things replaced, but they showed us that one of the three just needed an adjustment rather than a replacement. Wonderful service!

Frequently Asked Questions

How often should I schedule HVAC maintenance for my Bee Cave home?
Most HVAC systems benefit from professional maintenance once a year, but homes with both a cooling and a heating system — which is common in Bee Cave — are better served by two visits per year, one in the spring before cooling season and one in the fall before heating season. Bee Cave's heavy summer demand puts significant stress on AC equipment, so getting ahead of cooling season with a thorough tune-up is especially worthwhile. If your home has a heat pump, bi-annual service is particularly important because the same equipment handles both functions and works year-round.
What does a professional HVAC maintenance visit actually include?
A thorough maintenance visit covers inspection and cleaning of the evaporator and condenser coils, filter inspection and replacement, condensate drain flushing, refrigerant level check, thermostat calibration, and inspection of all electrical components including capacitors and contactors. We also test system operation under normal load conditions to confirm the system is actually performing the way it should, not just that it powers on. You'll receive a clear summary of findings before we leave, including anything we noticed that may need attention down the road.
My Bee Cave home is only a few years old. Do I really need HVAC maintenance?
Yes — newer systems still require regular maintenance to perform as designed and to keep manufacturer warranties valid. Many HVAC warranties require documented annual service as a condition of coverage, so skipping maintenance can actually void your protection if a component fails. In Bee Cave specifically, the combination of Hill Country dust, heavy summer cooling loads, and the algae-prone condensate drain environment means even newer systems can develop issues within a few years without proper upkeep.
How much does HVAC maintenance cost in Bee Cave?
A standard annual HVAC tune-up in the Bee Cave area typically runs between $80 and $150 for a single system, though the exact price depends on the system type, its condition, and what the inspection reveals. Homes with multi-zone systems, heat pumps, or mini splits may have different pricing since those systems involve additional components and checks. At Cold is on the Right, we give you upfront pricing before any work begins so there are no surprises on the final invoice.
What happens if the technician finds something wrong during maintenance?
If we find a component that's worn, a refrigerant level that's off, or anything else worth addressing, we explain exactly what we found, why it matters, and what your options are — including doing nothing if the issue is minor and the risk is low. We never pressure homeowners to approve additional repairs on the spot. You'll get honest information and a clear price for any recommended work, and you decide how you want to proceed.
Can dirty air filters really affect my HVAC system's performance in Bee Cave?
Absolutely. The Hill Country terrain around Bee Cave generates fine limestone dust and significant seasonal pollen, both of which load up air filters faster than in many other parts of the Austin metro. A clogged filter restricts airflow through the system, which forces the blower to work harder, reduces cooling capacity, and can cause the evaporator coil to freeze up. In severe cases, restricted airflow leads to compressor stress and shortened equipment life. Checking and replacing filters every one to three months during heavy use seasons is one of the simplest things you can do to protect a system between professional maintenance visits.
