About Our HVAC Maintenance in Westlake

Many Westlake homes were built during the 1970s, 1980s, and 1990s, and while the craftsmanship has held up beautifully, the original HVAC systems — or even their first replacements — are increasingly showing their age. Cold is on the Right specializes in maintaining these older, often premium systems with the attention to detail they require. We know how to service legacy equipment, identify the wear patterns common to systems in this age range, and help homeowners stay ahead of the failures that tend to creep up quietly.

Routine maintenance in Westlake isn't just about efficiency — it's about protecting a significant investment. The mature tree canopy and Hill Country elevation contribute to unique seasonal demands on your heating and cooling equipment. Our team develops a clear picture of your system's condition during every visit, delivers honest recommendations, and keeps your home comfortable without unnecessary upsells or vague service calls.

HVAC Maintenance Services We Provide in Westlake

Annual HVAC Tune-Up

A thorough annual tune-up inspects every component of your heating and cooling system, from electrical connections and refrigerant levels to airflow and safety controls. For Westlake homes with systems from the 1980s or 1990s, this kind of comprehensive inspection catches developing problems before they become expensive emergencies. We leave every visit with a full picture of your system's health and a clear report of what we found.

Air Filter and Airflow Inspection

Restricted airflow is one of the leading causes of premature system wear, and it's especially common in older homes where ductwork may have shifted or degraded over the years. We inspect and replace air filters, assess airflow through the entire system, and check for duct leaks or obstructions that force your equipment to work harder than it should. Keeping airflow clean and consistent is one of the simplest ways to extend the life of an aging system.

Cooling System Inspection and Maintenance

Westlake summers are demanding, and an air conditioning system that hasn't been properly maintained will struggle to keep pace. We inspect coils, check refrigerant charge, test capacitors and contactors, and verify that your cooling system is ready to handle the heat before it arrives. Catching a worn part in spring is far less disruptive than an AC failure in July.

Heating System Maintenance

Central Texas winters are mild but not toothless, and a heating system that sits idle for months needs attention before you call on it. We service both gas furnaces and electric heating components, checking heat exchangers, burners, ignition systems, and safety controls to make sure your heat comes on reliably and safely when temperatures drop. Older furnaces in Westlake homes benefit especially from thorough pre-season inspections.

Thermostat Calibration and Controls Check

An improperly calibrated thermostat can cause your system to short-cycle, overheat a home, or fail to reach the set temperature — all while consuming more energy than necessary. We test and calibrate your thermostat, inspect wiring connections, and verify that your system's controls are communicating correctly. In homes with older analog or early digital thermostats, an upgrade may also be worth considering.

Condensate Drain Cleaning

Clogged condensate drains are one of the most common causes of water damage in homes with central air conditioning, and Westlake's humidity during summer months accelerates buildup inside drain lines. We flush and clear condensate drains as part of our maintenance visits to prevent blockages that can cause water to back up into the system or overflow into finished spaces. It's a simple service that protects both your HVAC equipment and your home's interior.

Electrical Component Inspection

Capacitors, contactors, and wiring connections inside HVAC systems degrade over time, and systems in the 20-to-40-year age range are particularly prone to electrical component failures. We inspect every electrical component we can safely access, test capacitor charge, and flag anything that's showing signs of imminent failure. Catching a failing capacitor during a maintenance visit costs a fraction of the emergency service call it would otherwise generate.

Refrigerant Level Check

Low refrigerant is a symptom of a leak, not just a routine top-off situation, and diagnosing it early prevents long-term compressor damage. During maintenance visits, we check refrigerant levels and inspect for signs of leakage in the line set and coils. For older systems that still use legacy refrigerants, we can also discuss what your options look like as those refrigerants become harder to source.

HVAC System Repair

When a maintenance inspection reveals a component that needs immediate attention, our technicians can often handle repairs on the same visit. From worn belts and failed capacitors to refrigerant leaks and faulty controls, we carry the parts and knowledge to address issues without scheduling a second trip. Westlake homeowners appreciate that we don't just identify problems — we solve them.

System Replacement Evaluation

Sometimes the most honest outcome of a maintenance visit is a straightforward conversation about whether repair still makes financial sense. If your system is approaching the end of its useful life or has required repeated repairs, we walk you through what replacement would cost and what efficiency gains you could expect from modern equipment. There's no pressure — just clear information to help you decide what's right for your home and budget.

Mini Split Maintenance

Many Westlake homeowners have added ductless mini splits to supplement cooling in renovated spaces, home offices, or additions where running new ductwork wasn't practical. These systems require their own maintenance routine, including coil cleaning, filter service, and refrigerant checks, to stay efficient. We service mini split systems alongside central HVAC equipment so everything in your home gets the attention it needs.

We Know Westlake Homes

Westlake is home to some of the most well-appointed residential properties in the Austin area, with a housing stock that skews heavily toward large, custom-built homes constructed between the 1970s and 1990s. Those homes were built with premium materials and thoughtful design, but their original HVAC systems and even second-generation replacements are now entering an age range where wear, component fatigue, and efficiency losses become increasingly common. We've worked inside enough of these homes to recognize the patterns — the oversized systems that short-cycle, the original ductwork that's lost its seal, the heat exchangers that need closer inspection every year.

The Hill Country setting that makes Westlake so appealing also creates real demands on HVAC equipment. The mature tree canopy affects airflow around outdoor units, and the area's elevation and summer heat combine to put consistent pressure on cooling systems that may already have decades of use behind them. Cold is on the Right brings that local context to every maintenance visit — we're not running through a generic checklist, we're looking at your specific home, your specific equipment, and what it actually needs to keep running well.

We contacted Cold is on the Right today with an urgent plumbing need. Their very professional and organized crew arrived within 30 minutes and fixed our issue. We called five other plumbing companies before them and no one was able to help us. Cold is on the Right will now be the first plumbers we call.

We called due to slow drainage and apparently main line backing up into master bathroom shower and sink. There is an automated line that takes your information and apparently works very well. Plumbers Billy and Jeremy showed up promptly after we were informed they were being dispatched this morning, they stayed and worked until the problem was solved and advised on possible future repairs that would need to be done. They were professional, smart, respectful of our home, and efficient in their actions. Let us know what things would cost and were honest in their assessment of what would be needed next and how (un) likely our homeowners insurance would be able to help.  I appreciate the service and the fair treatment by these gentlemen. Thank you.

Santiago and Kyle were amazing during our total HVAC system replacement. Kind, informative, knowledgeable and careful to ensure a smooth install. They were efficient and got my AC working before my family arrived for spring break. Now enjoying the cool air with family. Great pricing and quick turn around from quote to finished job. Thank you! 10/10 would recommend them to anyone needing HVCA or plumbing work.

These guys are prompt and very polite, and explain your options well without trying to upsell. We thought we needed three things replaced, but they showed us that one of the three just needed an adjustment rather than a replacement. Wonderful service!

Frequently Asked Questions

How often should HVAC systems in older Westlake homes be serviced?
Homes with systems that are 15 years or older should be serviced at least twice a year — once before cooling season in spring and once before heating season in fall. Older systems have more components that are prone to wear, and the interval between inspections matters more as equipment ages. Annual service is a minimum baseline, but bi-annual visits give you a much better chance of catching problems before they cause a breakdown or force an emergency replacement. Given how many Westlake homes are running systems from the 1990s or early 2000s, twice-yearly maintenance is a smart investment.
What does an HVAC maintenance visit actually include?
A thorough maintenance visit covers inspection and testing of electrical components like capacitors and contactors, checking refrigerant levels, cleaning or replacing air filters, flushing condensate drain lines, inspecting evaporator and condenser coils, testing thermostat calibration, and assessing overall airflow and system efficiency. The technician will also note the age and condition of key components and flag anything that looks like it may fail within the next season. You should receive a clear summary of findings and any recommendations before you're asked to approve additional work.
Can I do any HVAC maintenance myself, or does everything need a professional?
Homeowners can and should handle a few basic tasks on a regular basis — checking and replacing the air filter every one to three months is the most impactful thing you can do between professional visits. Keeping the area around the outdoor unit clear of debris and trimming back vegetation that grows close to it is also helpful. Beyond those basics, most meaningful maintenance tasks require tools, training, and refrigerant handling certifications that professionals are required to hold. Attempting to service electrical components, check refrigerant, or clean coils without the right training can damage equipment or create safety hazards, so give us a call when it's time for the real inspection.
