About Our Water Heater Services in Spicewood

Spicewood homes have their own set of demands that most plumbers simply aren't prepared for. Properties here often draw from private wells, and well water's hardness and mineral content can be brutal on water heater tanks and heating elements — shortening the lifespan of equipment that might last 12 years in the city to closer to 7 or 8 out here. At Cold is on the Right Plumbing & Air, our plumbers understand what hard well water does to a system over time, and we factor that into every recommendation we make for Spicewood homeowners.

Whether you're on a large acreage tract off 71, a lakefront property near Lake Travis, or a custom-built home deeper into the Hill Country, we match your water heater solution to your actual situation — not just the square footage of your house. Our licensed plumbers provide upfront pricing before any work begins, so there are no surprises when you're already dealing with a stressful outage. We carry the knowledge and equipment to install conventional tank water heaters, tankless units, and hybrid systems in homes where the nearest supply house is a long drive away.

Water Heater Services We Provide in Spicewood

Water Heater Installation

When you're building a new home on an acreage lot or replacing an end-of-life unit in a rural Spicewood property, proper installation is everything. Our licensed plumbers size and install your system based on your household's actual hot water demand, accounting for well water conditions and the distance from the unit to your fixtures. We handle all connections, venting, and code compliance so the job is done right from day one.

Water Heater Repair

If your water heater is making strange noises, producing rusty water, or losing its ability to keep up with demand, it likely needs professional attention before a minor problem turns into a full failure. Hard well water in Spicewood is especially tough on heating elements and anode rods, and what looks like a small issue can escalate quickly in remote properties where a second trip is a major inconvenience. Our plumbers diagnose the root cause and repair it efficiently.

Water Heater Replacement

Sometimes a repair isn't the right answer, especially on an older tank that's been fighting against mineral-heavy well water for years. When replacement makes more sense, we help Spicewood homeowners choose a system that fits their property, budget, and hot water needs — then handle the full removal and installation. We haul away the old unit and leave the space clean when we're done.

Tankless Water Heater Installation

Tankless water heaters are a smart choice for Spicewood homes where efficiency and space matter, and they're particularly well-suited to properties with variable seasonal occupancy like vacation homes or lake houses near Lake Travis. On-demand heating means you're not keeping 50 gallons hot around the clock, which adds up to real savings on your electric or propane bill. Our plumbers assess your flow rate needs and install the right unit for your home's layout and well water conditions.

Anode Rod Replacement and Tank Maintenance

Anode rods are the sacrificial component inside your tank that prevents corrosion — and in Spicewood, where well water often runs high in minerals, they burn through faster than in city homes on treated municipal water. Replacing the anode rod on a regular schedule is one of the most cost-effective ways to extend the life of your water heater tank. Our plumbers can inspect, flush, and service your existing unit to keep it running efficiently for as long as possible.

Water Heater Flushing and Sediment Removal

Mineral-heavy well water leaves sediment buildup at the bottom of your tank over time, forcing the heating element to work harder and driving up your energy costs. That sediment also creates the popping and rumbling sounds many Spicewood homeowners notice coming from their water heater. Regular flushing removes that buildup and restores efficiency before it causes lasting damage to the tank.

Propane Water Heater Services

Many Spicewood properties run on propane rather than natural gas, and water heaters are no exception. Our plumbers are experienced with propane-fed tank and tankless water heater systems, including the specific connections, regulators, and safety considerations that come with propane appliances on rural acreage properties. Whether you need a new propane water heater installed or an existing one repaired, we have you covered.

Hybrid and Heat Pump Water Heaters

Hybrid electric water heaters use heat pump technology to pull warmth from the surrounding air rather than generating it directly, which significantly cuts down on electricity consumption compared to standard electric resistance tanks. For Spicewood homeowners looking to maximize efficiency in a home that doesn't have natural gas service, a hybrid water heater is worth a serious look. Our team can evaluate whether your utility room or garage has the air volume and temperature range to support one of these systems.

Expansion Tank Installation

Closed plumbing systems — including many homes with pressure-reducing valves and well systems with pressure tanks — require a thermal expansion tank on the water heater to handle the increased pressure created during the heating cycle. Without one, that excess pressure can damage your water heater, your pipes, and your fixtures over time. We install expansion tanks as part of new water heater installations and can add them to existing systems that are missing one.

Pressure Relief Valve Replacement

The temperature and pressure relief valve is a critical safety component on every tank water heater, and it's one that homeowners in Spicewood often overlook until it starts leaking or fails entirely. A faulty T&P valve can allow dangerous pressure buildup inside the tank. Our plumbers inspect and replace these valves as part of routine service and as a standalone repair when one is no longer functioning correctly.

Plumbing Repairs

Water heater problems sometimes point to larger plumbing issues — corroded supply lines, faulty shut-off valves, or pipe connections that have degraded over years of mineral-heavy well water running through them. Our licensed plumbers can address the surrounding plumbing at the same time as your water heater service, saving you a return trip and keeping your system working as a whole.

We Know Spicewood Homes

Spicewood is a different kind of community — sprawling acreage lots, custom homes built over a wide range of decades, and a high percentage of properties drawing water from private wells rather than a municipal supply. We've worked in homes here that were built in the 1970s on large rural tracts and ones that went up just a few years ago as part of newer Hill Country developments off Ranch Road 620 and Highway 71. The older homes often have water heaters that have been fighting hard water their entire lives, and the mineral deposits we find inside those tanks tell the whole story.

Working this far west of Austin means we take every service call seriously because we know our customers don't have five other options a mile down the road. When a Spicewood homeowner calls Cold is on the Right Plumbing & Air, we show up prepared — with the right parts, the right knowledge of well water systems and propane appliances, and the commitment to fix it right so we don't have to come back for the same problem. That reliability matters out here in a way that's different from a city neighborhood where you can call anyone.

High Fives from Spicewood Homeowners

Graysen and Andrew from Cold is on the Right came out just a couple hours after I called and took care of cutting out my kitchen faucet. They were professional, friendly, and clearly knowledgeable, explaining everything in a straightforward way without any upselling or confusion. It was refreshing to get honest answers and excellent service so quickly. I’ll definitely be using them again for future plumbing needs.

We contacted Cold is on the Right today with an urgent plumbing need. Their very professional and organized crew arrived within 30 minutes and fixed our issue. We called five other plumbing companies before them and no one was able to help us. Cold is on the Right will now be the first plumbers we call.

We called due to slow drainage and apparently main line backing up into master bathroom shower and sink. There is an automated line that takes your information and apparently works very well. Plumbers Billy and Jeremy showed up promptly after we were informed they were being dispatched this morning, they stayed and worked until the problem was solved and advised on possible future repairs that would need to be done. They were professional, smart, respectful of our home, and efficient in their actions. Let us know what things would cost and were honest in their assessment of what would be needed next and how (un) likely our homeowners insurance would be able to help.  I appreciate the service and the fair treatment by these gentlemen. Thank you.

Santiago and Kyle were amazing during our total HVAC system replacement. Kind, informative, knowledgeable and careful to ensure a smooth install. They were efficient and got my AC working before my family arrived for spring break. Now enjoying the cool air with family. Great pricing and quick turn around from quote to finished job. Thank you! 10/10 would recommend them to anyone needing HVCA or plumbing work.

These guys are prompt and very polite, and explain your options well without trying to upsell. We thought we needed three things replaced, but they showed us that one of the three just needed an adjustment rather than a replacement. Wonderful service!

Frequently Asked Questions

How does well water affect my water heater in Spicewood?
Well water in the Spicewood area tends to be high in calcium, magnesium, and other minerals that accumulate inside your water heater tank over time. This sediment settles at the bottom of the tank, forcing the heating element to work harder and use more energy to heat the same amount of water. It also accelerates corrosion on the tank walls and consumes your anode rod much faster than municipal water would. Homeowners on well water should plan to flush their tank annually and have the anode rod inspected every two to three years to stay ahead of the damage. Installing a whole-home water softener upstream of your water heater can significantly extend the equipment's lifespan.
How long should a water heater last on a Spicewood property with well water?
A conventional tank water heater typically lasts 10 to 12 years under normal conditions, but on a Spicewood property using untreated well water, you should realistically expect closer to 7 to 9 years without regular maintenance. Hard water accelerates sediment buildup and corrosion inside the tank, which shortens the equipment's useful life considerably. The good news is that routine maintenance — annual flushing, anode rod replacement, and periodic inspections — can push that lifespan back toward the longer end of the range. Tankless water heaters tend to hold up better against hard water in the long run, though they still benefit from periodic descaling. If your unit is approaching 8 years old and hasn't been serviced recently, it's worth having a plumber take a look before it fails at an inconvenient time.
Can you install a tankless water heater on a propane system in Spicewood?
Yes, and propane-fed tankless water heaters are actually a very popular choice for rural Spicewood properties that don't have access to natural gas. These units heat water on demand using a propane burner, which means you're only using fuel when you actually need hot water rather than maintaining a full tank at temperature around the clock. The installation involves connecting the unit to your existing propane supply line, sizing the gas line to ensure adequate flow for the burner's BTU demand, and venting the unit properly to the exterior. Propane tankless heaters are highly efficient and well-suited to homes with variable occupancy, like lake houses or vacation properties near Lake Travis. We'll evaluate your propane setup and flow requirements during the initial assessment to make sure the installation is done correctly.
What size water heater do I need for a large home on an acreage lot?
Sizing depends on the number of people in the home and your peak hot water demand — how many showers, appliances, and fixtures might be running at the same time. For a conventional tank water heater, a family of four typically needs a 50-gallon unit, while larger households or homes with multiple bathrooms in use simultaneously may require a 75-gallon or larger tank. On acreage properties in Spicewood where the water heater may be a greater distance from certain fixtures, you might also consider a recirculation system or point-of-use units to reduce wait times. Tankless water heaters are sized by flow rate rather than tank volume, so we assess the number of simultaneous hot water outlets you need to support. We work through all of this with you before recommending any specific unit.
Do you offer emergency water heater service in Spicewood?
Yes, we offer emergency water heater service for Spicewood homeowners because we understand that a failed water heater on a rural property is a real hardship, especially when the nearest hotel or alternative isn't right around the corner. If your tank has sprung a leak, your heating element has failed, or you've completely lost hot water, give us a call and we'll work to get someone out to you as quickly as possible. When you call, let us know you're in Spicewood and describe the situation so we can arrive with the right parts and equipment. Emergency calls are handled by the same licensed plumbers who do our standard service — not a different crew.
Is it worth installing a water softener alongside my new water heater in Spicewood?
For most Spicewood homes on well water, the answer is yes, and the two installations pair very well together. A water softener reduces the mineral content of your water before it ever reaches the water heater, which directly slows sediment accumulation, reduces strain on heating elements, and can add several years to the life of your tank or tankless unit. Over the lifespan of a water heater, the cost of a softener is often offset by the extended equipment life and reduced energy consumption alone, not counting the benefits to your dishwasher, faucets, and showerheads. If you're already planning a water heater replacement, it's a logical time to evaluate a softener installation at the same time since the plumber is already there and familiar with your system. We can discuss both options together and give you upfront pricing on each.
