About Our Drain Services in Lakeway

Lakeway's housing stock is as varied as its terrain. Older homes near the water — many built in the 70s, 80s, and 90s — often still have original drain lines that have never been cleaned or inspected. Years of grease buildup, mineral scaling from Central Texas water, and root intrusion from mature trees can quietly turn a slow drain into a full-blown sewer backup. At Cold is on the Right, we use professional-grade snaking, hydro jetting, and camera inspection to get to the source of the problem, not just mask it.

We've been serving the greater Austin area long enough to understand what Lakeway plumbing actually looks like behind the walls. The humidity near Lake Travis accelerates corrosion in older pipes, and the clay-heavy soil shifts seasonally in ways that stress underground drain lines. We don't guess — we diagnose. And when we give you a price, that's the price. No surprises after the job is done.

Drain Services We Provide in Lakeway

Drain Cleaning

From stubborn kitchen grease to hair and soap scum clogging bathroom drains, our professional drain cleaning gets water moving again. We use the right tool for the job — whether that's a power snake or hydro jetting — to clear the clog completely and reduce the chance it comes back. This is especially important in older Lakeway homes where pipes haven't been serviced in years.

Sewer Services

Sewer problems in Lakeway can escalate quickly, especially in homes where original drain lines are approaching or past the 40-year mark. We inspect, diagnose, and service your sewer system using camera technology so there's no guesswork about what's actually going on underground. Catching issues early saves Lakeway homeowners significant money down the road.

Sewer Line Replacement

When a sewer line has deteriorated beyond repair — collapsed sections, severe root intrusion, or chronic offsetting — replacement is the right long-term answer. We assess your existing line, explain your options clearly, and complete the replacement with minimal disruption to your property. For Lakeway homes with mature landscaping and established yards, we handle the work carefully.

Kitchen Drain Clearing

Kitchen drains in Lakeway homes see a lot of grease, coffee grounds, and food debris that accumulates deep in the line over time. A plunger might clear the surface, but professional drain cleaning removes the full buildup and restores proper flow. We also check for signs of pipe corrosion while we're in there — common in homes from the 80s and 90s with aging galvanized or cast iron lines.

Bathroom Drain Cleaning

Shower and tub drains in high-use bathrooms can slow down faster than homeowners expect, especially in households with long hair or heavy soap and shampoo use. Our plumbers clear bathroom drains thoroughly and inspect the trap and vent lines for any secondary issues contributing to slow drainage. In older Lakeway homes, we sometimes find original chrome or galvanized fixtures that need attention beyond just clearing the clog.

Toilet Clog Removal

Toilet clogs that don't respond to a standard plunger are often deeper in the drain line than they appear. Our plumbers use professional augers to clear obstructions without damaging your toilet or the line itself. If a recurring clog points to a sewer line issue further downstream, we'll let you know before it becomes a bigger problem.

Video Camera Drain Inspection

Sometimes the only way to know what's really happening inside a drain line is to look. We run a professional camera through your sewer or drain lines to pinpoint root intrusion, pipe separation, scale buildup, or collapsed sections. This is particularly valuable for Lakeway buyers doing pre-purchase inspections on older homes near the lake.

Hydro Jetting

Hydro jetting uses high-pressure water to scour the interior walls of drain pipes, removing grease, mineral scale, and debris that snaking alone can't fully address. It's one of the most effective ways to restore flow in older Lakeway drain lines that have years of buildup. We'll assess whether your pipes are in good enough condition for hydro jetting before recommending it.

Root Intrusion Removal

Mature trees are part of what makes established Lakeway neighborhoods so appealing — but their roots can work their way into aging sewer lines over time, causing slow drains, backups, and pipe damage. We use professional cutting tools and camera inspection to clear root intrusion and assess whether the affected section of pipe needs repair or replacement.

Emergency Plumbing

A sewer backup or complete drain blockage doesn't wait for business hours, and neither do we. Cold is on the Right offers emergency plumbing service for urgent drain situations in Lakeway — including overflows, backups, and anything that puts your home at risk of water damage. We respond quickly and get the problem under control.

Plumbing Repairs

Drain issues sometimes reveal deeper plumbing problems — cracked pipes, failing joints, or corroded fittings that need repair beyond just clearing a clog. Our licensed plumbers handle the full scope of plumbing repairs in Lakeway, so you're not calling multiple companies to solve one connected problem. We fix what's broken and explain everything we find.

We Know Lakeway Homes

Lakeway has a range of homes that tells the story of how this community grew up around Lake Travis. The original lakeside properties from the 1970s and 80s were built with plumbing systems that, at best, have had minimal updates over the decades — cast iron drain lines, galvanized supply pipes, and sewer laterals that have been quietly degrading under the surface. When we work in these homes, we know what to look for and we're not surprised by what we find.

The humidity that comes with living close to the lake accelerates pipe corrosion and can contribute to drain venting issues that make slow drains harder to diagnose without the right experience. Newer builds in Lakeway have their own quirks — PVC lines installed during the construction boom that may have shifted as the soil settled. Whatever your home's age, our familiarity with the Lakeway area means we come prepared, not guessing.

We contacted Cold is on the Right today with an urgent plumbing need. Their very professional and organized crew arrived within 30 minutes and fixed our issue. We called five other plumbing companies before them and no one was able to help us. Cold is on the Right will now be the first plumbers we call.

We called due to slow drainage and apparently main line backing up into master bathroom shower and sink. There is an automated line that takes your information and apparently works very well. Plumbers Billy and Jeremy showed up promptly after we were informed they were being dispatched this morning, they stayed and worked until the problem was solved and advised on possible future repairs that would need to be done. They were professional, smart, respectful of our home, and efficient in their actions. Let us know what things would cost and were honest in their assessment of what would be needed next and how (un) likely our homeowners insurance would be able to help.  I appreciate the service and the fair treatment by these gentlemen. Thank you.

Santiago and Kyle were amazing during our total HVAC system replacement. Kind, informative, knowledgeable and careful to ensure a smooth install. They were efficient and got my AC working before my family arrived for spring break. Now enjoying the cool air with family. Great pricing and quick turn around from quote to finished job. Thank you! 10/10 would recommend them to anyone needing HVCA or plumbing work.

These guys are prompt and very polite, and explain your options well without trying to upsell. We thought we needed three things replaced, but they showed us that one of the three just needed an adjustment rather than a replacement. Wonderful service!

Frequently Asked Questions

How do I know if my slow drain is a simple clog or a bigger sewer line problem?
A single slow drain is usually a localized clog from hair, grease, or soap buildup and can often be cleared with a professional snake or hydro jetting. The warning sign of a bigger sewer line issue is when multiple drains in your home are slow or backing up at the same time, or when you hear gurgling from a toilet when you run the sink. In Lakeway's older homes, sewer lines from the 1970s and 80s are at the age where root intrusion and pipe deterioration become real concerns. A video camera inspection is the best way to know for certain what you're dealing with before committing to a repair approach.
What does drain cleaning typically cost in Lakeway, and what affects the price?
Basic drain cleaning for a single clog typically runs in the range of $150 to $300 depending on the drain location and severity of the blockage. Hydro jetting, which scours the full interior of the pipe and is more effective for heavily scaled or grease-packed lines, costs more — generally $350 to $600 for a standard residential line. In older Lakeway homes, if a camera inspection reveals root intrusion or pipe damage, the scope of work and cost will increase accordingly. We provide upfront pricing before we start so you know exactly what to expect with no surprises when the job is finished.
Does living near Lake Travis affect my home's drain or sewer system?
Proximity to Lake Travis means Lakeway homes deal with higher ambient humidity than much of Central Texas, which can accelerate corrosion in older metal drain pipes and affect how drain venting systems perform. Moisture levels also influence the soil conditions around underground sewer lines — expansive clay soils near the lake shift seasonally, which can stress pipe joints and lead to separation or offsetting in lines that have been in the ground for decades. It doesn't mean every home near the water has problems, but it's a factor worth considering when diagnosing recurring drain issues or doing a pre-purchase inspection on an older property.
How often should drain lines be cleaned in a Lakeway home?
For most Lakeway homes, having your main drain line professionally cleaned every 18 to 24 months is a reasonable preventive schedule — especially in homes with mature trees near the sewer line or older cast iron pipes that accumulate scale and buildup faster than modern PVC. Homes that have experienced recurring clogs or slow drains may benefit from annual service. Kitchen drain lines in active households can need attention more frequently due to grease accumulation. Preventive cleaning is significantly less expensive than dealing with a full sewer backup, so it's usually a good investment for homeowners who plan to stay in their home long term.
Can tree roots really damage a sewer line, and is it common in Lakeway?
Root intrusion is one of the most common sewer line problems in established neighborhoods, and Lakeway's mature landscaping — particularly live oaks and cedar elms that have been growing since the 70s and 80s — makes it a real concern for many homeowners. Roots are drawn to the moisture and nutrients inside sewer lines, and they enter through small cracks or loose joints that are common in older clay or cast iron pipe. Once inside, roots expand over time and can cause partial blockages, complete backups, and eventually structural pipe damage. A camera inspection is the only reliable way to confirm root intrusion, and early treatment is far less costly than waiting until the line collapses.
What should I do if my drains are backing up right now?
If water is backing up into multiple fixtures — especially if sewage is coming up through a tub or floor drain — stop using water in the house immediately to avoid making the overflow worse. Don't try to force anything down the drain or use chemical drain cleaners, which can damage older pipes and rarely solve the underlying problem. Contact us for emergency service — we serve Lakeway and can respond quickly. In the meantime, if the backup appears to be coming from a main line blockage, the cleanout access point in your yard (usually a capped pipe near the foundation) can sometimes relieve pressure while you wait for a plumber to arrive.
