About Our Leak Detection in Steiner Ranch

Most homes in Steiner Ranch were built between 2000 and 2015, which means plumbing systems are now reaching the age where fittings can loosen, supply lines can fatigue, and small drips can turn into serious water damage. The community's larger square footage and multi-story layouts also mean leaks can travel far from their source before showing any visible signs. At Cold is on the Right, we use acoustic detection, thermal imaging, and pressure testing to locate leaks precisely, without tearing apart walls or landscaping on a hunch.

Steiner Ranch homeowners expect a high standard of service, and we deliver one. From the initial call to the final repair, we keep you informed every step of the way. We explain what we found, where it is, and what it will cost before any work begins. There are no vague estimates and no upselling, just accurate leak detection and dependable repairs that protect your home and your investment in this community.

Leak Detection Services We Provide in Steiner Ranch

Slab Leak Detection

Many Steiner Ranch homes sit on post-tension concrete slab foundations, which means a pressurized pipe leak beneath the slab needs to be located with precision before any repair work begins. We use electronic listening equipment and pressure isolation to pinpoint the leak with minimal disruption to your flooring and landscaping. Catching a slab leak early can prevent foundation movement, mold growth, and costly structural repairs.

In-Wall Leak Detection

Leaks hidden inside walls are common in homes that are 10 to 20 years old, especially as supply line connections and fittings age. We use thermal imaging and acoustic tools to detect moisture inside wall cavities without opening up drywall unnecessarily. Finding these leaks early protects your insulation, framing, and interior finishes from long-term water damage.

Underground Pipe Leak Detection

Leaks in underground pipes often show up as soggy patches in your yard, unexplained drops in water pressure, or a rising water bill with no clear cause. Steiner Ranch's landscaped lots and irrigation-heavy yards can mask these signs for months. We use non-invasive ground detection methods to trace the pipe and confirm the exact location before any digging begins.

Bathroom and Kitchen Leak Detection

Slow leaks around tubs, showers, vanities, and under kitchen sinks are among the most common sources of hidden water damage in Steiner Ranch homes. Over time, supply lines, drain connections, and caulk joints can all fail quietly. We identify the root cause and recommend the right repair so the problem doesn't return.

Water Meter and Supply Line Leak Detection

If your meter is spinning when all fixtures are off, you have a leak somewhere between the meter and your home. This type of leak can go undetected for weeks and dramatically increase your water bill. We isolate the supply line and use pressure testing to confirm where the breach is, so repairs are targeted and efficient.

Pool and Spa Leak Detection

Many Steiner Ranch homes include in-ground pools, and even a small leak in shell, plumbing, or equipment can result in significant water loss each week. We perform bucket tests, pressure checks, and visual inspections to determine whether the loss is evaporation or a true leak in the plumbing or structure. Finding pool leaks early prevents erosion around the shell and damage to surrounding hardscape.

Irrigation System Leak Detection

Steiner Ranch's HOA standards and landscaping expectations mean most homes run irrigation systems regularly, and a leak in that system can go unnoticed until a zone fails or the water bill spikes. We trace irrigation lines and test zone valves to find breaks, loose fittings, or failed heads wasting water underground. Fixing these leaks keeps your yard healthy and your water usage in check.

Emergency Leak Detection

A sudden pipe failure or unexplained water intrusion can't wait for a scheduled appointment. Whether it's a burst line or water appearing where it shouldn't, Cold is on the Right offers emergency leak detection when you need fast answers. We'll locate the source, shut it down, and walk you through your repair options on the spot.

Whole House Leak Assessment

If you've had recurring leaks or recently purchased an older home in Steiner Ranch, a comprehensive whole-house assessment gives you a clear picture of your plumbing system's condition. We evaluate supply lines, drain connections, fixture fittings, and slab penetrations to identify any areas of concern before they become emergencies. It's a smart investment for any homeowner who wants to stay ahead of costly repairs.

Leak Detection After Water Damage

If your home has experienced water damage from a storm, flooding, or a previous plumbing failure, finding any remaining or secondary leaks is critical before restoration begins. We work alongside remediation teams to confirm all active leaks are resolved so that new drywall and flooring isn't going back over a moisture problem. Steiner Ranch homeowners dealing with insurance claims especially benefit from having a licensed plumber document findings in writing.

Repiping Consultation After Leak Detection

When leak detection reveals aging polybutylene, corroded copper, or repeated failure points throughout a home, repiping may be the most cost-effective long-term solution. We'll give you an honest assessment of whether targeted repairs or a full repipe makes more sense for your specific situation in Steiner Ranch. There's no pressure either way — just clear information so you can make the right call for your home.

We Know Steiner Ranch Homes

Steiner Ranch is a master-planned community with a distinct character: larger homes, premium finishes, and complex plumbing layouts that include multiple bathrooms, outdoor kitchens, pools, and whole-house irrigation systems. Most of these homes were built between 2000 and 2015, which puts them in a critical window where original supply lines, fittings, and slab penetrations are aging but not always visibly failing yet. That combination of size and age means leaks can travel a long distance through walls or slabs before a homeowner notices anything wrong.

Proximity to Lake Travis also plays a role. The Hill Country geology beneath Steiner Ranch — with its expansive clay soils and seasonal moisture swings — creates ground movement that puts stress on underground pipes and slab-embedded plumbing over time. We've worked in this community long enough to know where problems tend to show up first and how to find them efficiently. When you call Cold is on the Right, you're getting a team that understands Steiner Ranch specifically, not just a crew that swapped a city name on a work order.

We contacted Cold is on the Right today with an urgent plumbing need. Their very professional and organized crew arrived within 30 minutes and fixed our issue. We called five other plumbing companies before them and no one was able to help us. Cold is on the Right will now be the first plumbers we call.

We called due to slow drainage and apparently main line backing up into master bathroom shower and sink. There is an automated line that takes your information and apparently works very well. Plumbers Billy and Jeremy showed up promptly after we were informed they were being dispatched this morning, they stayed and worked until the problem was solved and advised on possible future repairs that would need to be done. They were professional, smart, respectful of our home, and efficient in their actions. Let us know what things would cost and were honest in their assessment of what would be needed next and how (un) likely our homeowners insurance would be able to help.  I appreciate the service and the fair treatment by these gentlemen. Thank you.

Santiago and Kyle were amazing during our total HVAC system replacement. Kind, informative, knowledgeable and careful to ensure a smooth install. They were efficient and got my AC working before my family arrived for spring break. Now enjoying the cool air with family. Great pricing and quick turn around from quote to finished job. Thank you! 10/10 would recommend them to anyone needing HVCA or plumbing work.

These guys are prompt and very polite, and explain your options well without trying to upsell. We thought we needed three things replaced, but they showed us that one of the three just needed an adjustment rather than a replacement. Wonderful service!

Frequently Asked Questions

How do I know if I have a slab leak in my Steiner Ranch home?
The most common signs of a slab leak include the sound of running water when all fixtures are off, warm or damp spots on your floor, unexplained increases in your water bill, and cracks developing in your foundation or flooring. Steiner Ranch homes built on post-tension concrete slabs can be especially vulnerable to these issues as the plumbing embedded in the slab ages. If you notice any of these signs, it's worth having a licensed plumber run a pressure test to confirm whether a slab leak is the source. Catching it early can save you from far more extensive foundation and flooring repairs down the road.
